In short: this website helps you browse and compare new property launches in Johor Bahru and contact a registered Real Estate Negotiator. It is information only. It is not an offer to sell, and we are not the developer.

1. Who we are

This website, johorbahru-newproperties.com, is operated by May (Leong Siew Mei), a Real Estate Negotiator registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia under REN 78535 (Agent Code GTHQ03033), acting under GT Nelson Realty Sdn Bhd, a registered estate agency (E(1)1836). In these terms, "we", "us" and "our" mean May and GT Nelson Realty Sdn Bhd.

2. Acceptance of these terms

By using this website you agree to these Terms of Service and to our Privacy Policy. If you do not agree, please do not use the website.

3. What this website is, and is not

It is a marketing and enquiry website that lists new property projects in Johor Bahru and the surrounding areas.
We act as a property negotiator that introduces buyers to projects. We are not the developer or the owner of the projects shown, and this is not the official website of any developer.
Nothing here is an offer, an invitation to buy, financial advice, legal advice, tax advice or a valuation.

4. Accuracy of information

Project information (including prices, unit counts, sizes, tenure, developer, completion dates, estimated monthly instalments and price per square foot) is compiled from developer launch materials and other sources. It is indicative only, may be out of date, and may change without notice. Estimated monthly figures are illustrations, not loan offers, and depend on your bank, loan amount, interest rate and eligibility. Images are for illustration and may differ from the final product. Please confirm all details with the developer and your lawyer before you commit to a purchase.

5. Foreign ownership and eligibility

Whether you may buy a particular property depends on Malaysian law and Johor state rules, including minimum purchase prices for foreign buyers and consent requirements, which can change. Labels such as "Foreigner Friendly" or "Bumi Package" are general indications from the developer and not a confirmation of your eligibility. Please verify your eligibility with the developer and your lawyer.

6. No guarantee of returns

Property values can rise or fall. Any reference to location advantages, infrastructure, exchange rates or price levels is general commentary, not a forecast or a guarantee of capital growth, rental income or returns.

7. Enquiries and fees

Using this website and sending an enquiry is free. Sending an enquiry does not create a sales contract, a booking or an agency relationship; any purchase is made directly with the developer under its own documents. Costs connected with a purchase, such as booking fees, legal fees, stamp duty and loan charges, are separate and will be explained by the developer or your lawyer.

8. Acceptable use

You agree not to misuse the website, including by attempting to disrupt it or gain unauthorised access, copying listings in bulk by automated means, submitting false or misleading enquiries, or using the content to mislead others.

9. Intellectual property

Project names, developer names, logos and project images belong to their respective owners and are shown for identification and reference only. The page design, layout and our own text are owned by us. You may view the site for personal, non-commercial use, but you may not republish or sell its content without permission. If you own an image or mark and want it changed or removed, contact us using the details below.

10. Third-party links and services

The website links to services we do not control, including WhatsApp, Facebook, Instagram, TikTok and Xiaohongshu. Their content and practices are governed by their own terms and policies, and we are not responsible for them.

11. Limitation of liability

The website and its content are provided "as is". To the fullest extent permitted by Malaysian law, we are not liable for any loss arising from your reliance on the information on this website, from interruptions or errors on the website, or from decisions made about any property. Nothing in these terms excludes liability that cannot be excluded by law, including consumer rights you may have under Malaysian law.

We may update these terms and the website from time to time. The "last updated" date above shows when these terms last changed. Continued use after a change means you accept the updated terms.

13. Governing law

These terms are governed by the laws of Malaysia, and any dispute will be subject to the jurisdiction of the Malaysian courts.
